Planning and Zoning
Planning and Zoning issues are the general responsibility of Mayor Pro Tem/Council Member Doug Littrel and Zoning Board Administrator, Tim Long. The City of Riverdale’s Zoning Inspector is Lou Wren.
Residents and developers need to make sure that any significant building project they undertake complies with the zoning code for the city. If a property owner/developer wants to build something that does not conform to the code, a variance is required.
Residents and developers who want to obtain a variance in order to undertake a building project that falls outside what’s allowed by the city’s zoning code, must get that variance before they start construction. Violations of the city’s zoning ordinance and building code could result in fines and/or orders to take down what’s been built in violation of the city’s guidelines.
The vast majority of Riverdale is zoned either as Residential Property (R-1 or R-1A) or Commercial/Industrial property (M-1 and M-2). The most current zoning map of the City of Riverdale can be downloaded by right-clicking on the image to the right of this paragraph.
The City’s Comprehensive Plan provides more details on the zoning areas and plans for Riverdale’s limited geography (4.25 square miles).

Meetings of the Planning & Zoning Commission
The City’s Planning & Zoning Commission meets quarterly. The meetings are open to the public and subject to the State of Iowa’s Sunshine Laws. Meeting notices, proposed agendas, minutes and related documents will be posted to this website whenever possible.

Riverdale’s Zoning Board of Adjustments (ZBA)
If the City Council’s decisions on a zoning variance or siteplan/plat approval doesn’t go the property owner or developer’s way, it is possible to file for an appeal hearing by the Zoning Board of Adjustments. This group serves as an objective tribunal and renders a final decision with regard to variances from established code. Their decision is final and cannot be appealed.
