Woods Estates of Riverdale
Woods Estates of Riverdale is a large housing addition being developed by Seth Woods and his company, Woods Development.
In 2017, the City Council, under the direction of Mayor Sonya Paddock, approved a TIF (tax increment financing) District to aid Mr. Woods in re-couping costs expended to put in some of the infrastructure (i.e. roads, sewers, electrical lines) that would be turned over to the City once the project was complete. Once the TIF was approved and the Development Agreement with Mr. Woods finalized, the project was underway, with clearing operations slated to begin in early 2018.
The current mayor has requested a regular progress report be made to the City Council at each meeting. In some cases, those reports are given in person by Mr. Woods or a representative from the development team. In most cases, however, those updates are relayed to the City Council through emails and phone conversations held between Mr. Woods and various parties from the City (sometimes the Mayor, sometimes the City Administrator, sometimes others).

At a special meeting of the City Council on Monday evening (December 2nd), Council Members agreed to extend the preliminary plat for the Woods Estates of Riverdale subdivision to March 1, 2020, as requested by the developer.

A meeting of the Planning & Zoning Commission has been called for 7pm on Thursday, October 18, 2018 at City Hall to review and discuss the final plat of the first phase of the Woods Estates of Riverdale Subdivision.
Grading on the Woods Estates project has caused some concerns among hilltop residents, but the City and developer Seth Woods have announced a special program to deal with the inconvenience. This comes as work is set to begin cutting in the main entrance to the project.
In a formal statement received by the City, Woods Construction & Development, Inc. has committed to replacing trees removed during the early steps of building the Woods Estates subdivision.
Expect grading work to continue on Saturday, September 1st but not over the rest of Labor Day weekend, according to developer Woods Construction.
Chris Cooper, an engineer with MSA Consultants (the engineering firm representing the City of Riverdale) inspected Woods Estates storm water infrastructure last week. A “thumbs up” from MSA helps keep the project moving forward.
